Private well owners are responsible for monitoring their own water quality and should be proactive in identifying any well water problems.

Although it is a fairly straightforward process, there are some aspects of water inspection that people may not be aware of. Hopefully, the information in today’s episode, Clean Water Made Easy Podcast Episode 4, helps you maintain clean and healthy well water. Private well owners should also have their water tested regularly to catch any well water problems early.

Introduction to Well Systems

A well system is the backbone of many private water supplies, delivering clean drinking water straight from the ground to your tap. At its core, a well system includes several key components: the well itself, a pump, a pressure tank, and a network of pipes that distribute water throughout your home or business. The well is drilled or dug deep into the earth to reach groundwater, which is then brought to the surface by a submersible or jet pump. Once the water reaches the surface, it’s stored under pressure in a pressure tank, ensuring you have a steady flow of water whenever you need it.

Maintaining your well system is essential for protecting your water quality and keeping your water safe to drink. Over time, issues like poor water pressure, hydrogen sulfide odors, or the presence of iron bacteria and heavy metals can develop, sometimes without obvious warning signs. That’s why the Environmental Protection Agency (EPA) recommends regular water testing to check for contaminants such as bacteria, viruses, and other harmful substances. A simple water test can reveal a lot about your well system’s health and help you catch problems early, before they affect your water pressure or overall water quality. Staying proactive with maintenance and water testing is the best way to ensure your well system continues to provide safe, reliable drinking water for years to come.

Well System Inspection

Regular well system inspections are vital for keeping your water supply safe and your system functioning properly. Start by checking the well casing and cap to ensure they are intact and sealed to keep contaminants out. Inspect the area around the well for erosion or standing water.

Next, examine the pressure tank, well pump, and water system for leaks, rust, or corrosion that could affect water pressure or cause serious issues. Water testing for contaminants like coliform bacteria, nitrates, and heavy metals is also important to catch problems early.

While homeowners can perform basic checks, a qualified water treatment specialist or certified well inspector is best suited for a thorough inspection. Regular inspections help maintain water quality and prevent emergencies such as sudden pressure drops or pump failures by identifying issues early, ensuring your drinking water stays clean and safe.

Well Water Problems Topics Discussed:

Secrets of your toilet flush tanks

Visual inspection of your water and pipes

Signs that you have problems with your well water system

Checking your water heater

Remembering to check your dishwasher

Edited Transcript of Well Water Problems and Drinking Water Episode:

You’re listening to the Clean Water Made Easy Podcast episode number 4.

Hello, thanks for tuning in! I’m Gerry Bulfin, a WQA-certified Master Water Specialist.

In this episode, I’ll show you how to inspect your home’s well water system for common issues like cloudy water, strange odors, or discoloration.

You can do simple checks on your pipes, fixtures, toilet tank, water heater, and dishwasher to spot signs of water problems. I’ve also created a free resource guide to walk you through the process. Just text “watercheck” to 44222.

If you notice sudden changes in water color or smell, it could point to a serious issue. Catching it early can help protect your health and avoid bigger problems later.

Physical Inspection: How-To for Water Quality

To do a physical inspection of your pipe and fixtures could be as simple as getting a 5-gallon bucket and opening up a hose bib outside, and physically seeing what the tap water looks like. If you have well water and you’re trying to figure out what’s going on, that’s the first place I’d start. Get a white, clean 5-gallon bucket and fill it with water. It should be crystal clear.

Checking for Water Clarity and Odors

If your water looks clear at first but later causes iron staining or turns rusty, that’s an important clue. It means the iron is coming out of the ground clearly and oxidizing when exposed to air.

To check for odors, fill a clean bucket with water and smell it. If you notice a rotten egg smell, it may be caused by hydrogen sulfide or iron bacteria.

These simple tests can reveal hidden water quality issues in your well system.

Inspecting Pipes for Corrosion and Damage

If you’re dealing with pipe corrosion, a physical inspection can help identify the problem. One method is to cut out a small section of pipe to inspect the inside. We’ve done this and used assays to pinpoint where corrosion is occurring.

However, cutting and replacing pipe sections requires plumbing skills and can be complex. As an easier option, you can start by inspecting the outside of the pipes for signs of corrosion, rust, or buildup.

Your pipes shouldn’t have green corrosion byproducts on the outside; there obviously should be no leaks, that kind of thing. That’s the important thing to do, look around and just see what it looks like, how the valves look? Are they old? Are they corroded-looking? Acidic water, which has low pH levels, often from natural sources like rainwater or plant decomposition, can corrode metal pipes and lead to scale buildup.

Inspecting the Toilet Flush Tank for Water Quality Indicators

Your toilet flush tank can reveal a lot about your water quality, especially if you use well water.

If the tank is clean and white (and not brand new), it usually means your water is free from common issues like iron, rust, or sediment. However, if you see discoloration or buildup, that may indicate a water quality problem.

Here’s what to look for:

Sediment or grit at the bottom: This is often caused by particles from the well or plumbing system.

Rust-colored stains or brown water: A sign of iron in the water.

Frothy water with slimy deposits: Usually points to iron bacteria.

Black stains: Could be from manganese or black rust, especially if accompanied by a rotten egg smell from hydrogen sulfide or sulfur bacteria.

Blue-green stains: Indicate copper corrosion, commonly caused by acidic water with a low pH.

Pink stains: Typically from airborne bacteria, not the water itself. These stains are not harmful and can be cleaned with bleach.

If your tank shows any of these signs, it’s worth testing your water and considering treatment options. A clean, white flush tank usually means your water is in good shape, while visible stains or slime can point to underlying well water problems.

By doing a simple visual inspection, you can catch early warning signs and take action before the problem gets worse.

Additional Notes on Stains and Discoloration

Stains and discoloration can also be caused by high levels of minerals such as iron, manganese, or fluoride. High levels of these minerals can lead to tooth discoloration, while fluoride in the right amount can help prevent tooth decay.

Inspecting the Water Heater for Sediment and Odors

Okay, the next step is to check the water heater, which acts like a settling tank similar to your toilet flush tank. Drain water from the bottom hose bib into a 5-gallon bucket and observe its clarity and any odors. Flushing your water heater occasionally helps remove sediment buildup, especially in gas heaters, improving efficiency. If you notice a rotten egg smell, it’s often due to hydrogen sulfide or iron bacteria.

Be sure to have a hose bib cap handy, as the hose bib may leak after flushing. Screwing on a simple cap prevents leaks without special tools.

Checking the Dishwasher and Faucet Aerator for Water Quality Clues

The next step is to check the inside of your dishwasher. While most of us glance in there daily, take a closer look this time. Is it clean and white? Do you notice tea-colored stains or light brown discoloration, which is often caused by manganese? Are there white deposits covering the surfaces? Do you see grit or sediment collecting at the bottom? These are all clues of what’s happening with your water.

Another thing to do is to replace the kitchen faucet aerator. Check that. That’s very quick to do. Usually, it doesn’t require any tools. However, you unscrew the aerator at the end of the faucet and look inside. It’s amazing. If you look in there and you see sand, grit, hardness build-up, if it’s partially blocked by scale, then you know that’s your water.

That’s cold and hot water coming through your kitchen faucet. And you can actually put that into a container of a vinegar or put it in to like say a cup of white vinegar and dissolve it and clean it and reinstall it so it’ll help the flow of your faucet.

Inspecting Your Well System Components

The next thing to do is just look at your water system. Check your pressure tank and pressure switch. Physically inspect the top of the well head for cracks or loose fittings where critters could enter. Remove the pressure switch cover (after shutting off power) and look inside—it should be clean and free of damage or insects.

Check the pressure tank for leaks. To test the tank’s air pressure, turn off the well power, drain the tank by opening a hose bib until pressure is gone, then use a tire gauge on the air valve. The air pressure should be about 2 psi less than the pressure switch cut-in setting (e.g., 38 psi if cut-in is 40 psi). If water comes out when checking the air valve, the tank is damaged and needs replacement.

Inspecting Well Screen and Pump Components

When inspecting your well system, it’s also important to check the well screen for any damage or clogging, as a degraded well screen can allow debris and sediment to enter, causing turbidity, sand in water, and even clogged pumps. Inspect the well pressure tank, check valve, pump motor, and water pump for any signs of malfunction, as issues with these components can lead to pressure loss, short cycling, and even higher electric bills.

Contamination Sources and Water Quality Solutions

Well water contamination can come from many sources. These include septic tanks, surface water infiltration, and runoff from nearby mining operations. Each of these can introduce contaminants like iron, manganese, or cause acidic water.

If your water is acidic, a calcite neutralizer can help raise the pH. This prevents corrosion and reduces scale buildup in your plumbing.

For other water issues, consider solutions like a water filter, a reverse osmosis system, or a water softener. These systems can remove contaminants, reduce hardness, and improve your water quality.

To check for flow or system problems, run water through your pipes and fixtures.
